Who can invest & what is the maxiumum investment?

To invest in Enclave Funds, you must meet the SEC’s criteria of being an accredited investor. The minimum investment is $100,000.

What is an accredited Investor

Generally, an individual is an accredited investor if he or she meets one of the following criteria:

  • Has an individual net worth, or joint net worth with their spouse or spousal equivalent, that exceeds $1 million (excluding the value of your primary residence)

  • Has individual income exceeding $200,000 in each of the past two years and a reasonable expectation of satisfying this requirement in the current year

  • Have joint income with their spouse or spousal equivalent exceeding $300,000 in each of the past two years and a reasonable expectation of satisfying this requirement in the current year; or

  • Hold a general securities representative license (Series 7), investment adviser representative license (Series 65) or private securities offering representative license (Series 82).

There are accreditation standards in addition to those listed above under which individuals or entities may qualify as accredited investors.

what tax form will I receive and when should i expect it?

You will receive a K-1 form. Our goal is to finalize our K-1s by April 15 of each year, with distribution of documents to investors following this date.

how will I receive updates regarding the status of my investment?

You can access information on your investments 24/7 via our secure investor portal. In addition, you will receive regular updates through quarterly investor reports and investor meetings.

What types of investments does the Enclave Real IncomePlus Fund make?

The Fund primarily focuses on:

  • Stabilized Multifamily properties in suburban submarkets in the Midwest & Mountain West

  • Stabilized Industrial Assets in the Midwest & Mountain West

Is my money locked up and inaccessible like in a closed-end fund?

No, this is an open-end fund, which operates more like a REIT with regular redemption and liquidity opportunities vs. a closed-end fund where invested capital is locked up for the duration of the defined fund life.

What is the difference between a Fund and REIT?

A Fund is usually structured as a private partnership, allowing income and losses (including depreciation) to pass through directly to investors—offering potential tax advantages and the ability to offset other income.

Investors receive detailed reporting via a Schedule K-1 and often benefit from more tailored investment strategies and active asset management. Funds also allow for more control over operations, distributions, and liquidity timing.

Do you accept 1031 investors?

Yes, we have DSTs that allow 1031 proceeds.

Do you accept 721 transactions?

Yes, we accept properties and investors via 721 transactions.
