Enclave Breaks Ground on Merit 38 - New Multifamily Development

Enclave broke ground on Merit 38, a $25 million multifamily development in South Fargo. Located at 3960 53rd Ave. S., Foss Architecture & Interiors designed the development that features 130 studio, one, two and three-bedroom units. The project is expected to be completed by Q4 2026.

Located southwest of the I-29 and 52nd Avenue interchange near Origin and The Rye, Enclave’s apartments in the Tillstone district, Merit 38 is near new retail, dining and recreation facilities in a desirable new neighborhood. The growing area has recently expanded with the addition of the Sanford Fargo Parks Sports Center, Capstone Classical Academy and the North Dakota State College of Science Career Innovation Center.

The 111,938-square-foot building will include a variety of amenities and shared spaces across four floors. Residents will enjoy a rooftop patio with adjoining lounge, work-from-home stations, fitness studio, community clubroom, dog run, pet spa and more.

Enclave's latest development will add to the company's portfolio of 17 multifamily projects across the Fargo-Moorhead area. Enclave Construction will serve as the general contractor and Enclave Property Management will manage the property.
