Concordia College has selected Enclave as its development and construction partner for a new mixed-use housing and commercial development on the campus in Moorhead, Minnesota. Recently approved by the college’s Board of Regents, the $20 million project will bring modern apartment-style housing and ground-floor commercial space to Concordia’s campus.
The four-story, 81,853-square-foot development will include 56 apartment units and commercial space along Eight Street South. The project will redevelop several existing campus properties, creating a modern, mixed-use environment that blends housing, amenities, and community areas.
For Enclave, the project represents an opportunity to bring its integrated expertise to a meaningful project close to home. Working alongside Concordia College and JLG Architects, the team is bringing together deep local and industry expertise to shape a project that reflects Concordia’s vision for the future of its campus.
“This project will transform the face of Concordia along Eighth Street,” said Travis Nordgaard, Developer at Enclave. “By bringing new housing, amenities designed around student life, and active commercial space together, we're creating an elevated living experience that gives upper-class students greater independence while keeping them connected to campus.”
Amenities will include a fitness facility, lounge and clubhouse spaces, outdoor gathering areas, and contemporary apartment layouts with in-unit laundry and air conditioning. The development will also introduce commercial opportunities that contribute to a more connected campus.
Construction is expected to begin in January 2027, with the residential portion of the development anticipated to open in August 2028. The commercial space is planned to open the following year.
