Enclave Acquires Fully Leased Multi-Tenant Industrial Asset in Maple Grove

Enclave, a Fargo-based unified real estate investment company, has closed on the acquisition of a 255,501-square-foot, two-building industrial asset in Maple Grove, MN, located at the intersection of 9200 Forestview Lane N and 9155 Cottonwood Lane N, southwest of Highways 169 and 610.

The highly functional warehouse facility is fully leased to two tenants, Malark Logistics and Avonix Imaging. The asset is situated on 20.14 acres in the Northwest industrial submarket, the largest in the Minneapolis MSA. Recent research from Costar indicates that Industrial vacancy in the Northwest Submarket of the Twin Cities sits at 96.8% occupancy with projected 4.2% rent increases. Between the two buildings, the property features 16 dock doors, two drive-in doors and abundant parking.

“We’re excited about adding Maple Grove Industrial Center to the portfolio,” said Alex Arenkill, Senior Developer. “It’s a great asset that sits in one of the strongest industrial submarkets in the Twin Cities and is 100% leased long term to two tenants. A huge thank you to the CBRE team for helping us get this deal over the goal line prior to the end of 2025.”

This purchase represents Enclave’s disciplined and performance-driven investment approach to real estate, broadening investor access to high-quality real estate opportunities and reinforcing its commitment to delivering stable, long-term value.
