Enclave Closes on 77-Unit Apartment Community in Grand Forks

Enclave has officially closed on Maude, a new 77-unit multifamily community that will respond to ongoing housing demands in Grand Forks, ND. Enclave Construction will break ground on the almost 100,000-square-foot development this quarter and expects a one-year construction schedule with planned completion by Q3 of 2027.

Housing in Grand Forks, ND

Rental housing remains in high demand across Grand Forks as growth at the University of North Dakota, Grand Forks Air Force Base, and major local employers continues to drive housing needs. With this steady increase, Grand Forks needs 250-300 new units annually, yet there have been no permits issued in 2024 or 2025.

Maude apartments will help meet housing demand in South Grand Forks, where the vacancy rate was just 1.87% in Q2 2026, compared to the already low citywide vacancy rate of 2.35%. The additional rental options Maude provides will support the region’s expansive healthcare, agribusiness, manufacturing and logistics, and defense sectors.

The new apartment community will be conveniently located at 38th St S and Rummel Road, providing residents much-needed access to nearby career opportunities, shopping, dining, and recreational activities. This highly desirable area is walking distance to Sanford Health, Discovery Elementary, Kiwanis Park, and more community staples.

Project Features

Maude offers a variety of studio, one-, two-, and three-bedroom apartment homes, including an attractive mix of community amenities:

  • Fitness room with sauna

  • Rooftop patio with attached sky lounge

  • Controlled access entry and dedicated mailroom

  • Pet spa and outdoor dog run

  • Top floor patio and grilling area

  • Select tuck-under garages with ample surface-level parking

Units will also include appealing features, such as 9-foot ceilings, upgraded painted cabinetry, wood-inspired flooring, in-home washer and dryer, and balconies.

“Our goal is to create spaces where people can thrive, and that starts with providing housing that meets the needs of the community,” said Josh Wilcox, Chief Investment Officer. “As Grand Forks continues to grow, developments like Maude help expand housing choices for people who value the flexibility of renting without sacrificing quality, convenience, or a sense of community.”

Enclave will develop, construct, and manage Maude, adding to its more than 185 multifamily, commercial, and industrial projects completed across the Midwest and Mountain West since 2011. For more information, visit enclavecompanies.com.
